Matrix’s commercial property debt team focuses primarily on providing UK commercial mortgage loans.
We arrange commercial mortgages for UK office, retail, logistics, leisure and industrial property and will consider both portfolio and single asset transactions.
Our financing solutions include:
Whole Term Loans: £20m to £300m.
Typically up to 75% loan to value although higher amounts will be considered.Junior Term Loans: £3m to £30m.
Typically up to 80% loan to value is available although higher amounts will be considered. Interest can be paid current or rolled up and exit fees typically feature in the pricing structure. We can provide junior term loans as an adjunct to senior debt sourced from a third party.Bridging Loans: £5m to £25m. Finance is available for short-term bridging loans.
Typically up to 80% loan to value although higher amounts will be considered.
We also source and invest in commercial mortgage backed securities (CMBS) on behalf of Matrix’s investors. In response to the refinancing challenges that the UK commercial property industry faces, the team also provides debt advisory services to commercial property investors who wish to review their debt refinancing options.
